Separate needs from preferences. Record property type, household size, preferred localities, usable budget, financing needs and purchase timeline before comparing projects.
2. Verify the promoter and project
- Check the applicable RERA registration and project details.
- Review sanctioned plans, title/legal documents and approvals with qualified professionals.
- Confirm whether information is conceptual, indicative or contractually approved.
- Verify the representative and payment account.
3. Understand the real cost
Ask for a written cost sheet covering base price, floor/location charges, parking, taxes, registration, maintenance deposits, clubhouse or infrastructure charges and financing costs.
4. Inspect location and access
Visit at different times. Check approach roads, drainage, public transport, schools, healthcare, daily shopping, utilities and planned infrastructure. Independently verify advertised travel times.
5. Compare the right area
For flats, distinguish carpet area from built-up and super built-up area. For plots, verify survey boundaries, access and permissible use. For independent homes, review land share, construction specifications and maintenance responsibilities.
6. Read before signing
Review the application, allotment, agreement for sale, payment schedule, cancellation, delay, possession and defect-liability terms. Seek independent legal and financial advice where appropriate.
